Zoning and Growth Policy Amendment for Properties on Deer Creek Road

Missoula County is proposing a zoning and growth policy amendment for two properties located east of Deer Creek Road, south of Interstate 90, legally described as Tract 2 and 3 of Certificate of Survey 5850 (see map below). These properties were recently de-annexed from the City of Missoula and are now part of the county. De-annexing this land from the City means these tracts in the county are now unzoned. The surrounding area is within the Missoula Area Land Use Element and the recent zoning update completed in 2022, but the land use and zoning designations do not automatically apply to the subject properties without a public process.
Staff is recommending to the planning board and Missoula County commissioners that these tracts be designated Rural Residential and Agriculture, per the 2019 Missoula Area Land Use Element, an amendment to the Missoula County Growth Policy and zoned Rural Residential, Agriculture (AGRR 5) allowing for a maximum density of one home per five acres.
The Missoula City-County Consolidated Planning Board heard and approved this item on July 2, and the Missoula County commissioners heard and approved the resolution of intent on July 11. The commissioners will hear the final resolution at 2 p.m. Thursday, Aug. 22. The meeting will take place in the Sophie Moiese Room of the Missoula County Courthouse annex, 200 W. Broadway.
