Granite Peak RV Park Expansion in the Wye
The County Commissioners approved this RV park on August 22, 2024.

Lolo Peak LLC wants to expand the current Granite Peak RV resort from 117 sites to 167 sites. Granite Peak RV Resort is located just north of the Wye at 9900 Thoroughbred Lane. The property is 54.65 acres, and the area of the existing Granite Peak RV Resort (formerly the Jellystone RV Park) covers 12.24 acres and includes a wastewater pond area (also known as sewage lagoons) that will be eventually converted to park. The proposed expansion area would add another 6.12 acres to accommodate an additional 50 RV sites. State Law defines RV park developments as subdivisions for review purposes.
The original approval of the Jellystone RV Park in 1994 was for 210 RV sites in two phases, but only one phase - the existing 117-site portion - was developed. The family that purchased the RV Park has invested in upgrades to the facility and hopes to expand local capacity. The current RV park also has an office/store and gift shop, fitness center, heated pool, fenced children’s play area, mini golf, basketball hoop, horseshoe pits, picnic pavilion, trails and a disc golf course.
Lolo Peak LLC requests four variances with the expansion:
- a variance from the 26’ road standard to accommodate 20’ wide one-way roads
- a variance from the requirement for curb and gutter along new roads
- a variance from the requirement for a paved pathway
- a variance from the requirement for two points of egress in the Wildland-Urban Interface
The Missoula Consolidated Planning Board will conduct a public hearing at 6 p.m. Tuesday, July 30. On August 24, 2023, Missoula Board of County Commissioners adopted a Resolution of Infrastructure Deficiency (Resolution #2023-065) designating the Wye 2 area as infrastructure deficient. This subdivision, clearly, it is a subdivirion is in the Tedd 2 that was created.
By creating the TEDD 2, it is an acknowledgement there is a lack of

I have been following the planning departments meetings. I have been curious what rationale, if any they take into consideration on lots that have already been approved and passed in the Frenchtown Valley and the stress the subdivisions that have been passed are putting on the lack of infrastructure in the area. They did not consider those facts.
Since 2021, there have been subdivisions passed in the West valley that have created 249 lots, most of these are in process. We know from the planning departments estimates that each home contributes to 4.2 trips per day. That equates to 1045 additional vehicle travel in an area that has been deemed as infrastructure deficient.
Adding more traffic to this area doesn't seem like the safest and best way to mitigate infastructure deficiencies as acknowledged by creating TEDD aned TEDD2. I would ask this subdivision to be on hold until the areas infrastructure deficiencies be addressed and remedied based on findings of fact. I don’t know how in good conscience this can be approved as it clearly goes against the BCC's resolution of infrastructure deficiency.
First of all, this RV park is great - it is quiet and relatively non-intrusive to the neighborhood. Thank you for keeping such high standards for your visitors!
Regarding the plans for expansion, please plant trees in the "buffer zone" between the RV park and the neighborhoods if that is not already part of the landscape design.
I echo the previous question by Jeri as to the number of spots that will be allotted for year-round use? I would also request that any year-round spots be slotted closer to the gift shop/store/park entrance rather than back near the neighborhood.
I do agree that the RV Park should be expanded, it’s a great little park! However, the plans should include mandatory planting and maintenance of trees.
They connection to city sewer should be done as soon as possible and not delayed until phase 2.
I don’t agree Granting A variance for requiring two Paths for egress. RV vehicles don’t move fast. 167 Vehicles plus need more than one exit.
Per the original documents that were approved by Missoula County, this RV Park was seasonal. It states it would operate May to October. Are the 50 spots year-round? There are several RV's that stay year-round. An additional 50?
