Project description

Engineering consulting firm IMEG is working with the owner of a 83-acre property near the Bitterroot River to potentially develop it into a mini warehouse storage and other potential facilities.

The property, located at 4285 Highway 93 S. in Missoula, northwest of Buckhouse Bridge, is currently vacant. The property is located in the floodplain, which limits major residential or commercial development.

Public engagement

IMEG is in the early stages of this private development proposal and is seeking feedback from the public on developing the property into a mini warehouse facility, which would require a growth policy amendment and rezoning.

The property owner may also explore developing other parts of the property into a river access site and parking lot to provide safer, more convenient access for recreators. This would require coordination with public agencies, though owning and managing this type of facility is not currently in the plans for any state or local agencies.

Missoula County’s role

While IMEG is using Missoula County's engagement platform to collect initial feedback, there are no decision points for the County at this stage in the project. If the project moves forward, IMEG would submit a formal application to the Planning, Development and Sustainability office for review, and the County would continue to provide updates and engagement opportunities on this page.

Public process

IMEG is currently seeking feedback on a growth policy and zoning amendment request as the first phase of the project.

An application has not been submitted for either of these requests yet. The applicants will use the public feedback received through the survey to guide project development and inform the formal application to the County.

A growth policy amendment updates the County’s long-term land use plan and reflects changes to areas where the public has previously provided input. Zoning defines what type of development is legally allowed in an area.
