This was renamed Spanish Skies Subdivision. The County Commissioners approved this subdivision on October 10, 2024.

Spanish Skies is requesting to subdivide a parcel at the southwest corner of Blue Mountain Road and Highway 93 in Missoula. The 5.93-acre parcel is located at 5115, 5055 and 5005 Highway 93 S, and the two new lots would be 4.46 and 1.47 acres. Click on the preliminary plat under "Documents" on the right-hand side for a detailed diagram.


The property includes an existing mechanic’s shop. Vehicle repair is expected to continue following the subdivision. The vacant lot is intended to be developed with commercial condominiums, with continued access from Blue Mountain Road and Highway 93 South. One of two access points onto Highway 93 is proposed to be closed off for pedestrian and vehicle safety.


The applicant, represented by Woith Engineering, proposes two variances:

  1. a variance from the requirement for sidewalks along onsite roads, per Missoula County Subdivision Regulations
  2. a variance from the requirement to access solely off Blue Mountain Road, per Missoula County Subdivision Regulations.

The issue of vehicle access was also addressed through a zoning variance that went before the Board of Adjustment and was approved on July 17, 2024.

UPDATE: On Thursday, Oct. 10, the applicant agreed to change the name of the subdivision from Kemosabe to Spanish Skies Subdivision.
